How many homes are in Conner Creek?
Conner Creek has 142 units, 40 buildings, a clubhouse and a pool set in 30+ wooded acres.
Is it ok to drill into my siding to hang things up?
Please do not put any holes anywhere in the vinyl siding. Any hole voids the siding warranty. Any resulting damage will be at the unit homeowner’s expense.
Am I able to operate a grill inside my patio?
Indiana Fire code/HOA insurance policy requires any grill, smoker, fire pit, etc. in use to be at least 10 feet from any structure or fence.
How does the HOA primarily provide news to the neighborhood?
Email is the primary contact method for Conner Creek and the HOA. To make sure you receive all notifications from the HOA, go to to the Kirkpatrick Management Company (KMC) website www.ekirkpatrick.com. Users have found a PC/laptop works best for this. The KMC app is not as user friendly for profile setup. As a new resident, you will have received an email from KMC inviting you to log in and set your profile choices. If you previously created a profile and are not receiving monthly communications, log in and check your profile settings. At the KMC homepage click KMC Connect (upper right) choose Condo/Homeowners then use your login information. When you are logged in click on your name at the upper right. Check each category, update as needed, scroll down and save changes each time. At account basics you may add an emergency contact. In credentials you may change your preferred email address. In notifications, please opt in by turning on contact choices to receive communications. In privacy settings allow your information for the secure directory. How often does the HOA Board have meetings with and without residents?
HOA executive board meetings are held on the fourth Thursday of the month unless that falls on a holiday. There are at least 4 meetings per year open to the entire neighborhood. They may be in person and/or by Zoom. The first Monday in June is the entire community’s annual meeting. Open meetings are announced in the monthly newsletter. There is no meeting in December.
Are there regular meetings that I can attend to join in on HOA activities?
Committee meetings (Capital Projects, Communications, Landscape, Community) are held each month except December and are announced in the monthly newsletter. Any homeowner may attend any of these meetings. Each meeting has an agenda of items. If you have a question or comment outside of these committees, please email the HOA board for an accurate answer.
Am I allowed to have my dog off leash in the common areas?
Dogs are expected to be leashed and with their owner while outside in the common areas. Please pick up your dog’s waste.
What is the best way to report an issue with my unit to KMC?
Work order forms are on the KMC Connect app/Fronsteps portal. Familiarize yourself with the differences between homeowner and HOA responsibilities in the Declarations, especially exhibit C.
What is the trash and recycling schedule?
Trash pickup – Trash, blue lidded tote, each week, anything in the tote will be picked up (trash, yard waste etc.). Recycling, yellow lidded tote, every other week should NOT be bagged. Thin plastic bags (trash bags, grocery bags etc.) get caught in the recycling equipment. Anything bagged in the recycling tote is pulled out and sent to a landfill. As of February 2025, trash and recycling (when applicable) pickup day is Friday.
Who can I contact if I have an issue with my tote or have an item that is too big to fit inside?

Is there somewhere I can take excess items on non-pickup days?
Hamilton County Hazardous Waste & Recycling drop-off center 1717 Pleasant St. Noblesville IN, takes cardboard, glass, paper, paint, other hazardous materials, and electronics. Check their website for more information.
Are the units in Conner Creek considered condos?
We are considered a PUD, Planned Urban Development, not a condominium. This may be important for insurance, financing etc. It means you own, and are taxed on, the land directly under your unit. Your deeded parking area is the concrete directly attached to your garage. Anything else is ‘common area’, maintained by the HOA and can be used by anyone. Some units are positioned to seem to have a more private setting. While we do not have obvious property borders like freestanding neighborhood homes, please be courteous, respectful and aware of your neighbors.
Be sure you have discussed the insurance and liability differences of a PUD with your agent.Am I responsible for any of the landscaping outside of my home?
The Conner Creek Homeowners Manual refers to each homeowner having approximately 3 feet around the footprint of their unit for personal landscaping. Homeowners are responsible for maintaining what they plant. You are also responsible for maintaining what a former owner planted or removing it and returning it to grass for easy mowing. If you require help to reduce your landscaping, please email the HOA board at [email protected].
Am I free to modify the exterior of my home as I choose?
Any permanent exterior change needs approval by HOA Board since the change could impact future maintenance. External modification request forms are found on the KMC Connect app/Frontsteps portal (choose Documents, Community Documents, scroll down to Exterior Modification form). This would include removing or planting shrubbery, physical improvements or modifications or altering anything that will affect the exterior of your unit.
